Pricing options are important when considering a retirement community. That's why Acts and Granite Farms Estates offers you five pricing plans to choose from, ensuring you'll find one that fits your retirement needs. Our two most popular plans are:

  1. Acts Life Care® Premier, which features an entrance price and monthly fee that secure your residency and never increase based solely on the need for a higher level of care.
  2. The Acts Balanced Plan, which is for those whose goals are not based on the advantages of the Premier plan and are seeking a lower entrance price.

When you choose an Acts Retirement Community, there are even more ways to save money. For example, a portion of your entrance fee may be tax-deductible (we recommend you speak with an accountant or financial professional).

Frequently Asked Questions

What is a CCRC Entrance Fee?

When moving into a Continuing Care Retirement Community (CCRC), an entrance fee is usually required. This fee is paid upfront and is in part designed to cover future healthcare needs at present-day prices, rather than facing higher costs due to inflation later.

It also secures a residence within the community and serves as an investment in the resident's future care, helping to offset the cost of higher care levels including assisted living or skilled nursing.

Residents join the community while fully independent and can enjoy its myriad amenities. If they should ever require a higher level of care such as assisted living in the future, it is available on campus without a direct increase in their monthly fee. This prepayment at today's rates helps avoid inflated future costs and financial uncertainty. The specific terms and coverage of the entrance fee vary based on the type of contract selected.

What Services and Amenities are Included in My Monthly Fee?

Included in the monthly fee are numerous services and amenities such as:

  • Utilities including water, standard cable television, and wireless internet
  • Taxes like property taxes
  • All maintenance needs like home repairs, equipment replacement, exterior cleaning, groundskeeping and lawn service, and snow removal
  • Personal amenities including chef-prepared meals, access to fitness centers and swimming pools (typically with fitness classes), 24-hour security, local transportation, and opportunities to indulge in favorite hobbies or learn new ones
  • Granite Farms Estates also features incredible social spaces like a clubhouse and café/bistro with soaring ceilings, stunning outdoor recreation areas, and modern social areas

What Happens if You Outlive Your Assets in a CCRC?

If paying the monthly fees for a Continuing Care Retirement Community (CCRC) ever becomes a financial burden, consider downsizing the living arrangement to a more affordable option within the community. Another potential solution is to seek assistance from a benevolent fund as long as the community offers one. These funds help residents who have outlive their assets through no fault of their own to remain in the community. Many communities will also offer financial reviews and budget and expenditure guidance during your residency. It's crucial to inquire about a community’s policy for those who outlive their assets and whether they have a benevolent fund when choosing a retirement community.

How Much Does It Cost to Retire Comfortably in Pennsylvania?

Pennsylvania is a cost-effective retirement option compared to Delaware and Florida, thanks to its lower living expenses and tax benefits. Though it depends on your retirement goals and lifestyle, Yahoo Finance estimates that you need about $817,000 in savings to retire comfortably in Pennsylvania

What is the Average Cost of a Retirement Community in PA?

The average cost of living in a Pennsylvania retirement community depends on the care required and the specific community. According to the National Investment Center for Seniors Housing & Care, the average monthly fee for a retirement community is $3,960. Costs tend to be higher the closer to Philadelphia or Pittsburgh, though price is also impacted by the level of luxury, the amenities offered, and if health services are included or if they would be an additional fee or aren’t even offered on campus.

What Taxes Do Retirees Pay in Pennsylvania?

Pennsylvania is very tax-friendly towards retirees, exempting Social Security benefits and pensions for those aged 60 and over from state income tax. It also exempts traditional IRA and 401(k) income. The Property Tax/Rent Rebate Program provides rebates of $380 to $1,000 for eligible retirees and individuals with disabilities.

What Are the Tax Implications of a CCRC? Are Entrance Fees and/or Monthly Fees Tax Deductible?

In a Continuing Care Retirement Community (CCRC), many long-term medical expenses are part of your contract, making it unnecessary to determine their tax deductibility. Residents who itemize deductions can deduct a large portion of their CCRC fees as prepaid medical expenses, covering both the one-time entrance fee and the monthly fees.
